ElliotLee were instructed on a case where the vendor of a detached house occupied by four people under a HMO licence required planning guidance on how to achieve permission for six flats. In reviewing the land boundaries and conducting a feasibility study we advised the client objectives were realistic, potential to get six flats realistic. It was clear that a previous consultant, who had advised on only being able to obtain four units, was not maximising the value of the asset.

The key was that our planning team knew that a shortage of bed sits in this particular borough was a major issue, and with this local authority, a route to consent on six units would be significantly enhanced by first applying for a six person HMO licence; before submitting any application for flats.

Our team supported the client by negotiating with the local authority for the increased capacity under a HMO license, then following the approval ElliotLee were re-instructed to prepare a comprehensive planning statement and consult on in pre-application for six flats. ElliotLee were pleased to see the architects deliver the plans advised, and permission granted the clients six units. He was then able to commence refurb and construction, and re-offer the units to the market at significantly increased rent.
