It’s an exciting time of year, and this month brings both progress within the business and plenty to look forward to locally, with Halloween celebrations underway and the Roxbourne Fireworks Night just around the corner.

The landmark reforms to the private rented sector have now officially gained Royal Assent, marking one of the most significant legislative changes for landlords and tenants in years. We’ve been preparing well in advance, training our teams and updating our processes so that all ElliotLee landlords remain fully protected and compliant once the new rules take effect. Interest rates, while still higher than in previous years, have shown encouraging signs of stability, helping to rebuild confidence across the market. We’re seeing healthy buyer demand, particularly in the £400,000–£700,000 range, alongside continued strength in the lettings sector — clear signs that both markets are moving in the right direction.

We’ve also continued to grow our team, welcoming three senior appointments who will help us deliver even greater results for our clients. Our new Head of Valuations will ensure every property is launched with precise market insight and pricing; our Head of Front-End Lettings will oversee the journey from first enquiry to move-in, making it smoother and more consistent; and our new Head of Social Media will bring our off-market stories, results and community focus to life across all platforms. These additions strengthen every area of what we do and keep our client experience moving forward.

This month also marks the launch of an enhanced service upgrade. From November, every call and enquiry will be answered around the clock — 24 hours a day, seven days a week — ensuring that no opportunity is ever missed. Whether it’s late at night or first thing in the morning, your property will always be working for you. This improvement means faster responses, stronger communication and even better coverage for our clients.

Community has always been at the heart of what we do, and it’s great to see our Local Event Boards promoting both Halloween and the upcoming Roxbourne Fireworks Night on 5 November. We’re proud to support local events like these and play an active role in the communities we serve.
